Design, Engineering + Build
An existing residence in Arroyo Canyon has been revitalized to make possible this 2,962 sq. ft. design + build of a modern haven, built to LEED Gold standards. Open concept design and consideration of the owner’s lifestyle were important factors during the conception process of this new project. There is an abundance of natural light from the many floor-to-ceiling windows and to ensure privacy, the new structure is designed to make those inside feel as if they are the only home in the canyon. A formal living room includes a gallery area and an informal living room on the upper floor provides a game room as well as the inclusion of a more informal living area for entertaining. The different bedroom suites include their own bathroom and are separated in a separate area of the house from the master suite. This home utilizes the site by maximizing spaces to enjoy the surrounding beauty as well as creating an inner sanctuary for the residents.
Utilizing LEED standards, the home’s highly efficient thermal envelope includes state of the art formaldehyde-free insulation, Low-E coated windows, and a design that is optimized for cross ventilation. Drought-tolerant landscaping is set in order to save water, especially beneficial given the arid climate in the region. On the roof, photovoltaic solar panels supply the residence a 40% annual energy offset and low flow water fixtures are set throughout the home. The Freiwirth Residence is a true modern residence with forward-thinking design features.
