SD-4 is located at 2180 San Diego Avenue in San Diego’s Old Town neighborhood. This property represents a significant opportunity for redevelopment of existing commerical space and the addition of three new apartment units. The development maximizes the use of the site by constructing the new units on a podium above the parking.
The project’s architecture maximizes views of the San Diego Bay & offers open-concept living space. The subject area is supported by its close proximity to the Interstate 5 Highway, Downtown, the beaches and the Trolley. In addition, the Old Town neighborhood is only a few blocks away, offering fine cafés and boutiques. The central & desirable location and surrounding amenities act as a demand driver for a diverse tenant base.
Restoration of an existing 600 SF commercial building + addition of three new live/work units,
which are housed in one new structure at the rear of the property above the existing building + parking.
The new units are outfitted with floor to ceiling windows oriented to maximize views of the San Diego Harbor.
The new units each have a mezzanine level that adds to the open concept design and allows for the downstairs living space’s soaring 17 ft high ceilings.
Each unit will have a separately metered photovoltaic system that will offset nearly all of their energy use and make their electric bill practically non-existent.
