The Vivoli Residence is a new project located in the iconic Mission Hills neighborhood, with views out towards the San Diego Bay and to the Pacific Ocean beyond. Approached by the client to remove the existing dilapidated home and use the site to build a new home with a modern Spanish flair, the NDD team was a perfect match to perform both the creative and technical work required. The tri-level house is situated within a naturally sloping terrain, which allows the basement level of the home to maintain views out to the Bay.
The design is focused three main levels of the home- the basement level contains familial spaces including a home theatre and expansive multi-purpose room and the street level focuses on open-concept entertaining with access to a wrap-around deck and large glass door systems. The top level of the home contains three private suites, all with access to private decks. Access for all members of an extended family is made easier via the use of an elevator. To maintain continuity with the surrounding character of the Mission Hills area, the exterior of the home contains traditional Spanish details, including custom wrought iron railings and window panels, a tile roof, and a custom walnut entry door. The interior of the home, while maintaining traditional Spanish forms such as the arch, is open and modern, with an expansive deck and sleek material choices.
